Building a lasting relationship
Why you need a property manager

Owning and maintaining a rental property is a specialised business. A professional property manager works in the best interests of the property owner, and has the time, knowledge and expertise to effectively manage your property on your behalf. Amongst other things, a property manager can:

  • Manage the relationship with your tenant effectively
  • Ensure that rent payments are made in accordance with the agreement
  • Ensure that the maintenance of your property is kept up to date
  • Provide you with an arms-length relationship with your tenants, which can be particularly useful in any negotiation, review or termination of tenancy.

Most importantly, a professional property management service gives you peace of mind.

Leaders Property Management Health & Safety Policy

Leaders Property Management is committed to providing a safe place of work for our team, and anyone who visits our place of business. The health, safety, and wellbeing of our stakeholders is of paramount importance, and our workplace environment is conducive to that.

When the Health and Safety at Work Act came into effect in April 2016, property mangers became PCBU's (person conducting business or undertaking) with responsibility for ensuring the health and safety of those 'using the property for any work purpose'. This can relate to all manner of functions, including (but not limited to) property viewings, property inspections, garden maintenance, general repairs/maintenance. We are required to ensure that all practicable steps are taken within our influence and control to carry out health and safety responsibilities.

Key responsibilities include:

  1. Hazard identification. Identify what could cause harm at a property and manage the risk in relation to the work undertaken.

  2. Ensure competency of all contractors in respect of certification/registration/public liability insurance.

  3. Have a clear workflow system for tracking and communicating all matters in respect of maintenance.

  4. Regularly review policy to ensure all our own systems are robust.

Got a quick question?

We are proud to have over 100 5 star reviews on Google.

Leaders looked after my property in Thorndon for a number of year's while I was offshore. They resolved any issues that arose with the property and kept me informed. The tradesmen that they used did a good job with any maintenance dealt with on a timely basis.
I would recommend the team if you are looking for competent Property Managers.
